"Top 5 Myths for Buying New Construction in Metro Atlanta"

Myth #1:  You can get a better deal without your own agent.
Reality:  Going it alone, without an agent, is like going to court without an attorney.  New homes (or "on-site") agents love when buyers come in without using an agent, because it enables them to control the transaction and make more money, while you have no representation.

While many on-site agents may imply that the sales prices of the homes are “non-negotiable,” enlisting the services of an experienced, knowledgeable agent will enable you to leverage their expertise to negotiate a great deal, on your behalf, at no cost to you.

Myth #2:  Only new homes come with a warranty.

Reality:  Resale homes can also include a home warranty.  When you are working with the Rains Team, if you find a home that does not include a home warranty, we will purchase a home warranty for you, at no cost to you.  This allows you to purchase the home you want, with the relief of having a brand new home warranty.

Whether you are purchasing a new construction home, or a resale, a home warranty can provide you with peace of mind, by protecting you from the unexpected costly repairs and/or replacement of major appliances and systems in your home.

Myth #3:  You get more for the money with a new home.

Reality:  New homes actually sell anywhere from 10%-20% higher than homes that are only a few years old.  If you are looking at purchasing a $300,000 home, that is a few years old, you could potentially spend up to $360,000, for that same home, just because it is new.  Think of the possibilities, with the extra $60,000 in savings.  Depending on the state of the market, it can be a better financial decision to buy an older home, rather than buying a new home.

In addition, the model homes in new home communities often include additional features that are not included in the base price of the home.  These optional “upgrades” can potentially hike up the price of the home, and leave you spending much more than you originally anticipated.

Myth #4:  The "on-site" agent has your best interest at heart.

Reality:  The “on-site” agent’s client is the builder, not you.  You are simply classified as a "customer," and as a "customer," the agent does not represent you at all.

Enlisting the services of an experienced real estate agent provides you with professional representation, to guide you through the purchase process and protect your interest.

An agent can provide you with valuable insight by presenting important questions that you may not think to ask, assisting in the negotiation process to ensure that you obtain a fair price for the home, providing recommendations for reputable inspectors and other vendors that may be needed throughout the home-buying process, and providing additional clarity regarding your duties within the purchase contract, such as scheduling your inspection, walk-through, etc.

Myth #5:  The "on-site" agent will be there for you in the long run.

Reality:  Most of the time, once the neighborhood is wrapped up and all of the homes are finished, everyone disappears.  When you work with the Rains Team, you have an agent for life, and if something happens, we are there for you; we don't cut and run.

Working with the Rains Team makes it simple and easy to find your trusted real estate advisor.  The home-buying process becomes much less daunting and stressful, when you have an experienced, professional advocate to provide you with objective advice and insight, in addition to data analysis and emerging trends within the current real estate market.  Purchasing a home will be one of the most significant financial decisions you make, and the Rains Team can guide you carefully through the process, from start to finish, ensuring it is one of the best decisions you ever make.
